If buyers admire the external appearance of your home, they will naturally be intrigued to view the interiors. For this reason, as a seller, it is vital to find ways to improve the curb appeal of your property and attract more buyers.

Curb appeal is the first impression of the house that makes all the difference to the sale of your home. Homes with a high curb appeal or an appealing exterior will sell faster and in top dollars.

As a professional decorator and stager in Toronto, Erica Szeto knows how to create a welcoming space and boost buyer appeal. To ensure my clients get maximum offers within a short time, I have put together five tips to use curb appeal to upgrade your house value.

Tip #1: De-clutter
To create a welcoming home, the first thing that you have to do is de-clutter. Take care of the landscape, green the lawn, refresh the mulch, trim the trees, and add some fresh flowers to make the view look beautiful.

Tip #2: Power wash & apply a fresh coat of paint
Make sure you get a good quality power wash to clean off the years of dirt. Also, check if any chipped paint needs to be fixed, and apply a fresh coat of paint to the front door and garage door in a bold color to add some character. It will make the front door pop and appear more attractive. But how do you pick the right color?

I suggest taking pictures from all angles of the house. Bring the paint fan with you and walk around your neighborhood to look at the different house colors. You don’t want to paint your house that goes too far from your neighborhood; otherwise, you will stick out, and your house will look like it doesn’t belong there.

When you buy the paint color, buy a small can of sample first to test the color. Play around with the paint, paint under the sun, and the shade to see.

Tip #3: Create symmetry balance
Symmetry balance is essential for any space; the perfect balance is easy and comfortable on the eye. Create focal points that help look good together. We can put two matching plants, bright color flowers, or lanterns on both sides of your front door or garage door to create the symmetry balance.

Tip #4: Make small repairs
Fix up any broken parts and cracks, change the burned light bulbs, and replace the updated hardware, like door handles, modern style house number, and new outdoor light fixture. A small detail can make a big difference.

Tip #5: Pay attention to lighting
Lighting can add a lot of value to the house and make a huge difference to the curb appeal. It can highlight the architectural detail and the best features of your house.

Make sure to choose the warm light bulbs. Adding landscape lighting and path light can also create a safe walkway; it can also create a cozy and welcoming feeling. Use the motion lighting for security at night.

While these five tips can boost the curb appeal of your property, consulting a qualified interior designer or decorator will guarantee a quick sale.
